Arpit Bansal, Founder and Director of La Wisteria in Siolim, North Goa, shares his journey of creating an ultra-luxury residential haven blending elegance with nature.

What was the inspiration behind launching Seabreeze Vilas?
Arpit Bansal: Since my childhood, I was always fond of architecture and designs. I wanted to create unique projects in the holiday home market, which is booming significantly in India. This passion got me going and bringing sea breeze villas to life.
How has your journey shaped the brand’s vision and values?
Arpit Bansal: The journey so far has been full of experiences and everyday learnings. We have successfully completed and sold 4 projects in a short span of 3 years in North Goa. We are very particular about abiding by the brand vision of building quality and unique holiday homes.
How is Seabreeze Vilas redefining aspirational living in India’s coastal real estate market ?
Arpit Bansal: Owning a villa or an apartment in Goa, has been a dream of many Indians. We are redefining the holiday home market in Goa with bringing in unique designs , practical products which fulfil all the demands of our customers.
What demand trends are you noticing among HNIs for luxury beachfront properties?
Arpit Bansal: There is a huge demand for sea view / beach front properties among HNI’s from all over India in Goa.
But due to the CRZ ( Coastal Regulatory Zone ) construction laws there is almost no supply of land near the beaches. People are finding better alternatives in smaller and more authentic villages of Goa like Siolim , Moira & Assagao.
How is La Wisteria, as a future project, set to impact Goa’s luxury real estate in terms of design, demand, and location appeal?
Arpit Bansal: La Wisteria has been very thoughtfully designed keeping all the aspects of a holiday home apartment in mind from pvt pools to club facilities.
It is situated in the heart of Siolim and is only 15 min drive from the famous anjuna / vagator / morjim beaches and also 18 min drive from the new MOPA airport. All hospitals , markets , railway stations , petrol pumps are in vicinity. We have seen a huge demand for La wisteria since its launch in May 2025.
Are there more future projects planned to build on La Wisteria’s momentum in Goa’s premium property market?
Arpit Bansal: Yes, we have 4 new projects of row & standalone villas in our pipeline for 2026. We have a 16 row villa project planned in Siolim , after that we have a 800 mtr standalone river touch villa in Panjim launching soon.
What investor sentiment are you seeing toward future projects in Goa, especially after La Wisteria’s strong initial response?
Arpit Bansal: The demand for apartment’s with pvt pool & club facilities has been exceptional in the market. Also there is a huge demand for large standalone Villas with plot size of 700-800 mtr and more.

- Cost of construction is high in coastal areas due to high transportation and labor cost.
- Have to be very careful about material selection for construction as construction in coastal areas is different from the plains.
- Also have to be very tight on the waterproofing for all areas
