Chipi Airport can Reimagine Real Estate in the Southern Maharashtra: Ankit Kansal

Recently we had a chance to interact with Ankit Kansal, MD, Axon Developers, a concept-real estate enterprise.

Mr. Kansal shared some valuable insights on how the newly opened Chipi Airport in the Vengurla Taluka of Sindhudurg can bring windfall to the tourism & real estate industries in the Konkan belt of Southern Maharashtra.

How do you think the economic impact of Chipi Airport will unfold?

The Chipi Airport has seamlessly connected Sindhudurg to the rest of Maharashtra, Southern India, and other Indian metros. Earlier the travel time between Mumbai and Sindhudurg was around 10 hours, which has now been reduced to 90 minutes.

The positive impact of the airport (annual capacity of 10 million) is cascading to trade, commerce, tourism, and agribusiness in the region. It is also giving a positive flip to real estate, resulting in accelerated demand for second homes, retirement villas, gated villas, and much more.

Q. How do you think Sindhudurg is transforming as a high potential tourism market after the airport project?

Ankit Kansal: Sindhudurg is nature’s true paradise. It is blessed with panoramic Arabian sea views, verdant environs, picturesque hillocks of the Western Ghats and much more. The Tarkali beach in the Malvan Taluka is becoming the new hub of snorkelling, scuba diving, and various other water sports.

In the southern part of Sindhudurg, Shiroda though a small neighbourhood is becoming popular amongst the western expats. Shiroda’s magnificence lies in its crystal-clear blue sea water, palm beaches, and coastal Konkan vibes.

Around 30 kms from Sindhudurg are the beautiful hills of Amboli. Besides there are plenty of archaeological sites, temples, churches, and monuments in the region making it a complete tourism package.

However, lack of connectivity and accessibility in the past has undermined its true potential, mainly restricting it to a weekend destination for city dwellers in Pune and Mumbai.

This is changing with big ticket logistic projects such as Chipi and MOPA (in North Goa), which has significantly improved the connectivity and accessibility of Sindhudurg with rest of India and even internationally. Sindhudurg’s captivating natural beauty and its pristine seashores are now opening to the wider world.

Q. Where do you think Sindhudurg’s real estate is heading for?

Ankit Kansal: Sindhudurg and its nearby regions, which is rich in natural beauties, lush greeneries, and pollution free environs, is perfect for concept real estate.

The beautiful Konkan district is gradually becoming thriving ground for second homes, premium villas, lakeside villas, sea facing cottages and much more. Its tranquil weather and natural environs are perfect for wellness and rejuvenation.

Its strategic location across Maharashtra, Karnataka and Goa and improved connectivity are further driving the property markets.

As tourism inflow is rising, Sindhudurg also offer tremendous potential for alternative hospitality such as wellness resorts, Ayurveda resorts, naturopathy cottages, yoga & spiritual retreats, etc.

Q. Can you share some insights about the property market rates in Sindhudurg?

Ankit Kansal: Sindhudurg is not a uniform but a diverse market with numerous different regions. In the central parts of Sindhudurg, Kudal is emerging as a prominent farm stay and farm house destination with increased interest from investors as well as locals who have shifted to Mumbai.

Lands are available in the range of INR 1800- 2000/ sq. ft in Kudal and can appreciate by around 2.5x in next 5 years. In the south east part of Sindhudurg lies Vengurla where lands are available in the range of INR 1400-1600/ sq. ft. In the southern part, markets like Bhogwe are growing fast.

Q. How will you rate Sindhudurg as a wellness market?

Ankit Kansal: Sindhudurg with its Konkan vibes, plenty of lush greeneries and pollution free environs is a perfect destination for nature lovers to relax and rejuvenate.

The panoramic views, freshly cooked Malvani Konkani cuisines, friendly locals, and verdant landscapes can further add vigour to one’s wellness journey.

In a time when wellness is emerging as a viable tourism option, Sindhudurg can become a fertile ground for eco hotels, nature resorts, and Ayurveda centres. There will be plenty of headspace for other ancillary businesses such as organic food restaurants, herbal cafes and much more.

People can take long breaks and stay in the tranquil environs of Sindhudurg to heal, refresh, feel rejuvenated, and adopt a healthy lifestyle.
