An exclusive interview with Deepak Shanbhag, CEO of Property Solutions India Pvt Ltd, a pioneer in technology-driven facility management
In this insightful interview, we speak with Deepak Shanbhag, the CEO of Property Solutions India Pvt Ltd, a trailblazer in technology-driven facility management.
Deepak shares his vision for integrating innovative solutions in the real estate sector, highlighting the transformative impact of technology on property management and the future of the industry.
Can you share your journey to becoming the CEO of PSIPL? What motivated you to pursue a career in facility management?
Deepak Shanbhag: The journey started after I completed my engineering degree and gained some experience in the Projects and Management space. In 2002, I got the opportunity to work in a Facility Management company; this venture was more chance than choice.
At the time, the industry was still an “unknown giant,” with outsourcing in its early stages and loyalty being a dominant value.
What initially seemed like a challenge soon became a passion. I was drawn to the dynamic nature of the industry—the diversity of people, the unpredictability of each day, and the entrepreneurial aspect of managing P&L-driven contracts.
The sector’s vast exposure to different business segments and its essential role in every enterprise made it both exciting and rewarding.
Of course, like any industry, facility management comes with its own set of challenges—high competition, resource constraints, client-driven demands, and slower adoption of technology. Yet, these challenges only fueled my determination to innovate and lead.
Starting as an Assistant Operations Manager, I embraced each role with a mindset of growth and transformation.
Progressing to head the Asia Pacific division for Pharma and eventually stepping into the role of CEO, every opportunity taught me resilience, strategic thinking, and the importance of delivering results. Each challenge was not just met but redefined—turning obstacles into milestones.
What challenges have you faced in the integrated facility management sector, and how have you addressed them?
Deepak Shanbhag: The facilities management sector is inherently people-intensive, and sourcing the right talent with the right skillsets continues to be our biggest challenge.
While hiring is difficult, retention in today’s day and age is equally demanding. Given that human capital is such a critical part of this industry, this issue remains central to operational success.
Beyond talent, we face several other critical challenges- working within tight budgets, driving sustainability, keeping pace with evolving compliance needs, and encouraging faster adoption of automation and technology.
The sector is also highly competitive and often resource-constrained, making the ability to do more with less a constant pressure.
I believe, by adopting a “facility manager-centric” approach, we will empower our teams with the tools and training to make real-time decisions.
By embracing energy-efficient technologies, building data-backed business cases to justify investments, and deploying smart facility management tools, we’re addressing these issues head-on.
The key lies in balancing people with innovation—using technology to unlock human potential and deliver consistent, cost-effective results.
How does PSIPL differentiate itself from competitors in the facility management space?
Deepak Shanbhag: PSIPL’s differentiation lies in our self-managed operating model, which is both tech-driven and people-centric.
This model, reinforced by smart tools and data insights, allows for better workflow management and real-time decision-making. Every facility we manage is treated as a unique business unit, fostering a sense of ownership and accountability.
What sets us apart further is our comprehensive solutions delivery—we prioritize occupant well-being through stringent hygiene and safety protocols, focus on asset lifecycle management to ensure uptime and cost control, and always operate with compliance and operational excellence in mind.
Our strength also lies in our ability to customize solutions across diverse industry segments, adapting quickly to client-specific needs.
By combining domain expertise, technological foresight, and a deep understanding of user experience, we create spaces that are safe, smart, and future-ready—offering a clear edge in a competitive market.
How is technology impacting the facility management industry, and what innovations is PSIPL implementing?
Deepak Shanbhag: Technology is redefining facility management—shifting it from a task-oriented function to one that is data-driven, sustainable, and future-ready.
With the rise of AI, machine learning, and digital tools, organizations can now forecast issues, improve decision-making, and significantly optimize operations.
At PSIPL, we see technology not just as an enabler, but as a responsibility. We’ve made strategic investments in tools that support asset management, occupant experience, health and safety, and crucially, sustainability and net-zero carbon enablement.
From energy-efficient utilities and indoor air quality monitoring to green cleaning, waste reduction, and sustainable landscaping, we’re embedding ecological practices into the heart of our operations.
Our goal is to create facilities that aren’t just maintained efficiently, but also align with evolving environmental expectations. As smart cities continue to emerge, building operations are now interlinked with city-wide regulations and digital infrastructure.
At PSIPL, we’re ensuring our solutions are not only technologically advanced but also integrative—supporting a future where facilities function in sync with the broader urban ecosystem.
That said, we’re using innovation to transform facilities into intelligent, responsible spaces that enhance both user experience and environmental impact.
What are your future aspirations for PSIPL and the facility management industry as a whole?
Deepak Shanbhag: Looking ahead, my vision for PSIPL—and indeed the facility management sector—is to lead this industry’s transformation into a smarter, more sustainable future.
Technology will undoubtedly be the driving force: AI and IoT are essential tools to create predictive, self-optimising facilities that anticipate needs rather than simply react to them.
But innovation alone isn’t enough. As the sector evolves, we’re equally committed to upskilling our workforce as cutting-edge technology requires equally advanced human expertise. By investing in training, we’re preparing teams to adapt and redefine what exceptional service looks like.
Ultimately, our aspiration is simple: to make every facility we manage a benchmark for efficiency, sustainability, and human-centric design. When workplaces evolve intelligently, businesses thrive, and with them India’s economy thrives.
What advice would you give to young professionals looking to enter the facility management field?
Deepak Shanbhag: Facility management is a career that rewards those who enjoy solving tangible problems while keeping an eye on the big picture.
My advice is that you understand that you’ll be bridging operational details with strategic outcomes – every decision, from maintenance schedules to sustainability initiatives, impacts both the bottom line and people’s daily experiences.
Because facilities management touches everything from safety and comfort to long-term planning and sustainability, and setting targeted goals ensures that teams improve the organisation.
A well-tuned facilities management department drastically improves organisational efficiency, reducing spends, and improving performance.
For young professionals entering the facilities management sector, success hinges on embracing continuous learning, developing strong communication and technical skills, and building a robust network.
Focus on practical experience, explore relevant certifications, and adapt to the evolving landscape of technology and data-driven decision-making.
Deepak Shanbhag’s commitment to innovation is reshaping the landscape of facility management in India.
As Property Solutions India continues to lead with technology, his insights inspire a new era of efficiency and sustainability, ensuring that the company remains at the forefront of the evolving real estate market.
