With over two decades in Bengaluru’s real estate, what inspired you to found Trendsquares and prioritize “lifescapes” over high-density developments?

R. Rajasekhar Reddy: I spent more than twenty years in Bengaluru’s real estate network, moving from junior agency work to internal leadership posts. During that period, I watched the city swell faster than its planners predicted.

Many conversations centred on the maximum volume that could be erected – few asked how future residents would occupy those structures. That imbalance pushed me to start “lifescapes”.

When Trendsquares began in 2018, the goal was definite – produce compact neighbourhoods, not mere flats, where households find air, meet neighbours and expand across years.

The city’s swift growth has produced many tight clusters that leave little room for ground level relief and erode daily comfort.

After studying garden city templates from Singapore plus similar models, we adopted the opposite rule – low rise, low cover layouts that reserve 70–90% of the site for uncovered surface, thick vegetation, daylight paths and cross ventilation.

Our definition of development is not vertical mass – it is a setting that supports health, contact between residents and events worth remembering. A dwelling must do more than shield – it must hold stories but also improve each ordinary day.

How has your experience shaped Trendsquares’ commitment to open spaces and nature-led planning in a rapidly urbanizing city like Bengaluru?

R. Rajasekhar Reddy: Bengaluru today is very different from the city I first entered more than two decades ago.

While infrastructure and opportunities have expanded tremendously, the city has also lost a significant amount of open space and ease of living. Observing this transformation made me reflect deeply on the responsibility developers carry in shaping urban life.

Through my experience working across more than 10 million sq. ft. of developments, I realised that buyers respond strongly to genuine openness.

Natural light, cross ventilation, and safe outdoor spaces where children can play often matter far more than decorative features. That understanding shaped our planning philosophy. At Trendsquares, we first carve out meaningful open spaces and then design buildings around them.

Our approach draws from a nature-led ethos, integrating expansive greenery, biophilic design, and lower density planning.

From forested trails to large, landscaped parks, these elements help restore balance in a fast-growing city. It’s not just about aesthetics; it’s about creating healthier, more breathable communities that stand the test of time.

Can you walk us through a standout project like Ambience, Callisto, or Ortus—what made it a success in terms of quality and trust?

R. Rajasekhar Reddy: Projects like Callisto in Amruthahalli, along with Ambience and Ortus, reflect the discipline and planning that define our approach to development.

Callisto, a 4.5-acre ready-to-move-in community offering 3 and 4 BHK homes with nearly 75% open spaces, was designed to combine thoughtful living with amenities such as infinity pools, sky lounges, and organic farming areas. But beyond features, the real focus was on execution and trust.

For us, quality begins long before construction finishes. It starts with strong foundations careful material selection, earthquake-resistant structures, reliable vendors, and close monitoring of every stage of execution.

We also prioritised transparent communication with customers and ensured timely delivery, handing over homes ahead of schedule while maintaining full RERA compliance.

In real estate, trust can erode quickly if expectations are not met. That is why we plan extensively before launching a project and maintain open feedback loops with homeowners.

Today, referrals from existing residents remain our strongest validation—because true success is when a homeowner confidently recommends your work to someone they care about.

Trendsquares emphasizes human-centric design; how do you balance architecture, landscape, and lifestyle amenities for long-term livability?

R. Rajasekhar Reddy: Human-centric design, to me, simply means thinking like a resident. We ask practical questions at the planning stage how a child might use the space in the evening, where a working professional unwinds after a long day, or how a senior citizen can move around comfortably and safely.

These everyday considerations guide our layouts and help us design homes that truly support daily life. Architecture provides the structure, but landscapes bring communities to life. Green spaces are not just visual elements; they are where conversations happen, children play, and relationships grow.

Amenities, too, should feel purposeful rather than excessive—whether it’s wellness spaces, pet parks, or shared work areas that reflect evolving lifestyles. Our approach is to integrate architecture, landscape, and amenities through thoughtful master planning.

In projects like Ortus, for example, large landscaped areas work alongside flexible home designs to create spaces that remain practical, adaptable, and enjoyable even decades later. Good design is often quiet—you may not notice it immediately, but you feel its value every single day.

Tell us about your upcoming World of Gardens—how does it embody expansive green spaces and everyday well-being?

R. Rajasekhar Reddy: World of Gardens is very close to my heart because it reflects everything we have learned over the years about building meaningful communities.

Instead of treating greenery as an add-on, we designed the entire concept around themed gardens and immersive open spaces. The idea is simple: residents should be able to experience calm, variety, and activity without needing to step outside their community.

Spread across nearly 12 acres in Whitefield’s Sadaramangala, the project dedicates about 90% of the space to open areas, featuring multiple themed gardens—from Zen-inspired spaces to orchards and interactive landscapes.

The community includes thoughtfully designed 3 and 4 BHK homes along with amenities such as walking trails, wellness zones, amphitheatres, yoga decks, and a large clubhouse that encourage both relaxation and social interaction.

We have planned spaces carefully for children, working professionals, parents, and senior citizens so that everyone finds relevance in the environment around them.

Ultimately, World of Gardens is not just another residential development, it is our attempt to create an ecosystem where greenery, design, and everyday living come together to support long-term well-being.

As MD, what’s your approach to building lasting customer trust in an industry often criticized for delays and quality issues?

R. Rajasekhar Reddy: Trust in real estate begins long before the handover- it starts with realistic planning and disciplined preparation. Many challenges in this industry arise when projects are overpromised and underprepared.

I have always believed in investing time in thorough planning before launch so that execution remains steady and predictable.

At Trendsquares, we focus strongly on compliance, documentation clarity, and reliable vendor systems.

Technology also plays a role in keeping timelines on track, while regular progress updates and open communication help customers stay informed and confident throughout the journey.

When challenges arise, as they sometimes do in construction, we address them transparently rather than avoiding the conversation.

Ultimately, reputation in real estate is built slowly, one project at a time. Every delivery strengthens that trust.

Over the years, the confidence of more than a thousand homeowners and a strong base of referrals have become our biggest validation. For us, every successful handover is not just a milestone, it is a promise kept.

Looking ahead, what’s your boldest vision for Trendsquares, and how will it redefine urban living in Bengaluru?

R. Rajasekhar Reddy: Looking ahead, I want Trendsquares to demonstrate that growth and responsibility can go hand in hand.

Bengaluru will continue to expand, and with that expansion will come increasing pressure on land, infrastructure, and natural resources. Our role as developers is to respond with thoughtful planning and more sustainable decisions.

In the coming years, we aim to create communities that are more sensitive to water management, energy efficiency, and integrated living.

Concepts such as stronger green cover, renewable energy systems, urban farming, and nature-integrated architecture will play a larger role in how our projects evolve.

Our goal is to develop nearly five million square feet of thoughtfully planned lifescapes over the next few years, where sustainability and livability are not separate ideas but part of the same design philosophy.

Redefining urban living does not mean simply building taller structures—it means building smarter, more balanced communities.

If we can create environments where multiple generations feel proud to live and thrive, then we have contributed meaningfully to the future of the city.
