Sahil Bipin Mehta, Managing Director of Vardhaman Group, discusses his vision behind transforming India’s real estate landscape.

How has your transition into second-generation leadership shaped your perspective on Vardhaman Group’s long-term goals?
Sahil Bipin Mehta: “The transition into second-generation leadership has been very difficult because the mindset and thought process of the founder need to be taken into consideration. Balancing that with your own passion, aspirations, and goals is not easy.
The perspective considering this transition has been challenging, but the passion and aspiration that drives the person, and the team, help take Vardhaman Group’s long-term goals into account.”
What are some of the biggest lessons you’ve learned from the first generation of leadership in your family business?
Sahil Bipin Mehta: “There are countless lessons I’ve been learning from the first generation, but to name a few — ethics, integrity, and fundamentals. Ethics comes first because anything that is unethical doesn’t last long.
Integrity is equally important — any business or work done without integrity will not endure. And morals and values have always been inculcated in the way we do business. So, when it comes to leadership, the family business has always been driven by morals, values, integrity, and ethics.”
Can you share any upcoming projects or initiatives that highlight your forward-thinking approach to real estate?
Sahil Bipin Mehta: “We have around four or five upcoming projects in Ghatkopar, each with its own USP. One of them, Vardhman Ananta, is a mixed-use project — commercial and residential — something of this scale hasn’t been developed in Ghatkopar before.
Usually, developers focus on monetary gains, but here we have paid attention to aesthetics, landscaping, nature, and open spaces.
Commercial areas have state-of-the-art amenities, and residential spaces cater to existing members. You can say it’s inspired by concepts more commonly seen in the Middle East.”
“Another project is themed around a ‘Palace,’ right in the heart of Ghatkopar. Why Palace? Because at Vardhaman, we always want to give something new to our clients — not just buildings, but experiences. It’s about creating something unique for the people we serve.”
What emerging trends do you believe will reshape the real estate industry over the next decade?
Sahil Bipin Mehta: “What will reshape the real estate industry, in my opinion, is making products that are truly customer-centric, not developer-centric. Understanding customers’ needs, preferences, and tastes will be key in the next decade.
There’s a lot of competition, but Vardhaman Group has always focused on the customer. That’s why we’ve been privileged to say, ‘Thanks for not letting us launch, we’re already sold out.’ Putting the customer first will be what reshapes real estate in the next ten years.”
What steps is Vardhaman Group taking to ensure sustainability across its developments?
Sahil Bipin Mehta: “Vardhaman Group has always integrated sustainability in our developments. Whatever we create, sustainability is of utmost importance.
For redevelopment projects, we start by identifying the right land parcel and understanding the area thoroughly. Then we plan what is truly needed in that locality. That approach ensures that sustainability is considered at every step.”
Could you share an example of a project that reflects your company’s commitment to sustainable design or construction practices?
Sahil Bipin Mehta: “A good example is Devang Heights in Ghatkopar. This was a redevelopment project, and we delivered it nearly 12 months ahead of schedule. That shows when we commit to something, we go above and beyond.
Regarding sustainable design, we minimize wastage and make layouts so that residents get the most usable space for what they pay.
In construction, we focus on quality, speed, and materials. Some materials are even custom-made for our projects to ensure the best quality for our residents.”
What role do you think family-run businesses like Vardhaman Group will play in shaping the next era of urban development?
Sahil Bipin Mehta: “Vardhaman Group is like a family — everyone working here is part of that family. We’ve always adopted a family culture, taking care of our team through thick and thin.
Looking at the next era of urban development, I think family values, integrity, and morals are crucial. At Vardhaman Group, we integrate these principles into sustainable development and systems, and that’s what we have always been striving to achieve.”
